As Chartered Surveyors we offer an alternative approach to searching for property and a simple and fair fee structure for the service with no VAT applied.

Residential Property Search

For a competitive fee (with no VAT), we will carry out a detailed Residential Property Search for you and issue an initial search report which will outline available properties that meet, most if not all, of your criteria and provide information about local schools, amenities and communication links. We can then follow up on this work and provide you with further options.

We differentiate from other property finders by offering an alternative charging structure, which in most cases will save you money. For a set budget agreed between us, we can undertake as much or as little search work as you require by charging for our time on an hourly rate basis. Alternatively, we can charge a commission, being  an introduction fee, which is a percentage of the purchase price. Please see our Simple and Fair Fees section for more details.

Commercial Property Search

So you run a successful business but now require more flexible space to accommodate the changing nature of your business. But where do you start? And can you afford the time to divert your energy away from running your business? We don’t assume that you have little or no knowledge of property matters, but we take time to understand your occupational requirements and feel confident that we can help you achieve your commercial property objectives.

For a competitive (VAT free) fee, we will undertake an initial search of premises and provide our report which will compile a list of premises that meet most, if not all, of your criteria, together with local information of relevance. The next steps provide for us to continue with our search, view properties with you, or on your behalf, and negotiate a purchase or tenancy for you through to completion. We have many years of experience in commercial property transactions and will search for shops, offices or industrial premises throughout Kent and East Sussex.

Investment Property Search

In the current investment climate we consider that direct property investment offers a credible alternative to professional pension providers and fund managers, many of whom charge large fees, which can eat into the investment returns when the fund does not perform. So whether you are looking for buy to lets, ground rents or commercial rental income, we are well placed to find it for you through the normal open market, property auctions or our extensive network of property contacts.

Every investor has a risk profile which is individual to them. They may have considered this with their financial advisor or drawn their own conclusions. We tailor our search to your risk profile. We will take your instructions about the type of investment you require and carry out the search accordingly. Whilst we are regulated by the RICS we are not qualified to provide financial or investment advice.

Following an initial search we will submit Our report which will compile a list of properties which meet most, if not all, of your criteria. Thereafter we offer Further services to help you complete a search for suitable investment property and proceed to negotiate the purchase through to completion. Our Simple and Fair Fees section provides detail of how we offer an alternative approach by charging an hourly rate subject to an agreed budget cap or the more conventional commission based structure. No VAT is applied to our fee.

About Us

Ashley Payne and Victoria Kellett qualified as Chartered Surveyors in 1990 and 1997 respectively and have considerable experience in property. They have worked in large private practice surveying consultancies in London, international industrial companies and central and local government before establishing their own investment and development company in 2004.  For several years prior to the credit crunch they created value through the planning process and designed and built houses establishing finely tuned skills in the property search process.

More recently they have concentrated on searching for property of all classes for clients in their local area of Kent and East Sussex.

In 2000, Ashley and Victoria moved from London to a Kentish village and feel well equipped to pass on the experience learned from this move and also their now extensive knowledge of local amenities and communication links in Kent and East Sussex.
